EPC when renting out: what the landlord must do
By Dieter Vanwetter, certified type A energy expert (EP18784) · Updated 14 October 2026
Short answer: anyone renting out a home in Flanders needs a valid EPC (energy performance certificate) from the moment the home is publicly advertised until the lease is signed. The label must appear in the listing and a copy of the EPC goes with the lease. An EPC is valid for 10 years and costs from €195 excl. VAT with us. Status: 14 October 2026.
What must the landlord do?
- Have an EPC made by a certified type A energy expert before you publicly offer the home.
- State the label or energy score in all rental advertisements: online, on posters and through the estate agent.
- Attach a copy to the lease. The tenant gets the copy, the landlord keeps the original.
How long is the EPC valid?
10 years. If you rent out over several years to different tenants and your EPC is still valid, you can simply reuse it. Only after ten years, or if you renovate a lot and want to show a better label, do you need a new EPC. A recent label after insulation or a new heating system can also be an argument to make the home more attractive.
When is an EPC not needed?
According to vlaanderen.be, among other cases not for rentals without written advertising (for example to family), for a daily fee in an assisted-living flat or emergency housing without a lease, and for a holiday home rented out for less than 2 months. If the lease runs for at least 2 months, or the home is the tenant's main residence, an EPC is needed.
Fine if it is missing
VEKA carries out spot checks. Anyone who cannot show an EPC during a check can get a fine of €500 to €5,000 and still has to have an EPC made.
