How much does an EPC cost in 2026?

Short answer: an EPC (energy performance certificate) from EPC Expert starts at €195 excl. VAT for an apartment, €260 for a terraced house and €295 for a detached or semi-detached house (up to 400 m²). Travel within 30 km around Tervuren is included. You normally receive the certificate within 48 hours of the site visit, and it is valid for 10 years.

What is included in the price?
The site visit by a certified type A energy expert recognised by VEKA (the Flemish Energy and Climate Agency), the preparation of the certificate according to the official inspection protocol, registration in the Energy Performance Database and travel within our service area. There are no hidden costs.
What determines the price of an EPC?
- Type of home: an apartment has less floor area and fewer building elements to measure than a detached house.
- Floor area and number of storeys: more to measure means more time, including afterwards for the calculation.
- Complexity: several heating systems, extensions or a property with mixed use take more work.
- Accessibility: can the expert reach everything, such as the roof, the basement and the boiler room? If not, it takes more time.
Floor plans, invoices for insulation and glazing, and the paperwork for the boiler make the work faster and often more accurate. See also how to prepare for the site visit.
Why do prices differ between providers?
When comparing, look at what is included. Is VAT shown or added on top? Are the site visit and registration included? Is travel charged separately? A low starting price excl. VAT with travel on top can end up costing more than a price that covers everything. An EPC is also only worth its money if it is correct: a data entry error can give a lower label than your home deserves.
