EPC for the common areas of an apartment building: what owners' associations must know

By Dieter Vanwetter, certified type A energy expert (EP18784) · Updated 14 October 2026

Short answer: an apartment building with at least two dwellings needs an EPC for the common areas, even with a single owner and regardless of a sale or rental. It is prepared by a certified type A energy expert, the data is automatically carried over into the EPC of each apartment, and the certificate is valid for 10 years. We work on request. Status: 14 October 2026.

What is the EPC for the common areas?

It shows the energy performance of what residents use together: among other things the corridors and stairs, the walls and the roof. It also contains recommendations for improvement. It is a separate certificate, alongside the EPC of each apartment.

Which buildings does it apply to?

Every apartment building with at least two dwellings. Also if there is only one owner, and also if there is no shared staircase. The source for this is vlaanderen.be.

What does the syndic or homeowners' association (VME) have to do with it?

The law does not state exactly who orders the certificate. In practice the syndic or the VME (the homeowners' association) usually does, because the costs come from the shared fund and the data applies to all apartments. Agree in advance who will be in contact with the expert.

How does it relate to the EPC of an apartment?

The data from the EPC for the common areas is used automatically when the EPC of each apartment, shop or office in the building is prepared.

How does it work?

  1. You request a quote with the address, the number of dwellings and any plans.
  2. The expert visits the common areas: facades, roof, basement, technical rooms and corridors.
  3. You receive the certificate, normally within 48 hours of the visit, and it is registered in the Energy Performance Database.
