Short answer: when you sell a home in Flanders, a valid EPC (energy performance certificate) must be available from the moment you publicly offer the property, and it must stay valid until the notarial deed is signed. The EPC is valid for 10 years, is prepared by a certified type A energy expert and costs from €195 excl. VAT with us. You normally receive it within 48 hours of the site visit. Status: 14 October 2026.

The steps, in order

  1. Order the EPC before the first publication. The EPC must be there as soon as you publicly offer the property: the first advertisement, the sign on the facade or the first mention with an estate agent.
  2. Plan the site visit. The expert measures the home and checks insulation, glazing, heating, ventilation and any solar panels. If you can show invoices and plans, it goes faster. How to prepare for the site visit.
  3. Receive the certificate. Normally within 48 hours of the site visit. The certificate is registered in the Energy Performance Database of the Flemish government.
  4. Put the label in the listing. The energy score or label belongs in every advertisement, online, on posters and through the estate agent.
  5. Give the original EPC to the buyer. Show the EPC to interested parties and hand the original certificate to the buyer at the sale.
  6. Valid until the deed. The EPC must be valid until the notarial deed is signed.

Deadlines you need to know

  • Before offering the property: plan the site visit well before the first publication. With 48 hours delivery after the visit, plus the availability of an appointment, a week in advance is a safe margin.
  • Validity: 10 years. For a sale from 2022 onwards, an existing EPC must have been issued in 2019 or later, according to vlaanderen.be.
  • New builds: an EPC for new construction counts as the EPC for a home that is at most 10 years old.

What if it goes wrong?

VEKA carries out spot checks. Without a valid EPC, a check can lead to a fine of €500 to €5,000. Paying the fine does not release you from the obligation to have an EPC made.

When is it not needed?

According to vlaanderen.be, among other cases not for a sale without written advertising (for example within the family), for the sale of a home declared unfit for habitation, for the sale of part of the property (for example in a divorce) and for houseboats. More in when is an EPC mandatory.

Did you just buy a home with label E or F?

Then the renovation obligation applies to the buyer: at least label D within a fixed period after the deed. If you know your home's label, you also know what a buyer will run into. If the building dates from before 2001, an asbestos certificate is also required.
