EPC and asbestos certificate together when selling

By Dieter Vanwetter, certified type A energy expert (EP18784) · Updated 14 October 2026

Short answer: if you sell a building from before 2001 in Flanders, you need both an EPC and an asbestos certificate. The EPC is valid for 10 years and shows the energy performance; the asbestos certificate is in principle valid for 10 years and shows whether asbestos is present. We prepare the EPC and our partner Fibex carries out the asbestos inspection, so you have one point of contact. Status: 14 October 2026.

What if I do not have the asbestos certificate?

There is no fine, but according to OVAM the buyer can invoke the nullity of the sale. That is a risk you do not want to take.

2032: also without a sale

By 2032, every building from before 2001 must have an asbestos certificate, even without a sale. This is an obligation to hold a certificate: asbestos does not have to be removed. Check OVAM for the current rules.

Arrange both in one go

We do not prepare the asbestos certificate ourselves. We work with Fibex, an asbestos expert in Flanders. You contact us, we plan the EPC and put you in touch with Fibex for the asbestos inspection, so you keep one point of contact. More on the asbestos certificate page.

Order of work: plan the EPC and the asbestos inspection well before the first publication of your sale. With us, the EPC is normally ready within 48 hours of the site visit. Also read EPC when selling: steps and deadlines, see the prices or request a quote. We work in Tervuren, Overijse and all municipalities within 30 km, among others.
